लाखों फ्लैट खरीदारों के सपने अब होंगे पूरे, अधूरे प्रोजेक्ट्स को सरकार देगी पैसा

रियल एस्‍टेट सेक्‍टर को बूस्‍ट देने के लिए केंद्रीय वित्त मंत्री निर्मला सीतारमण ने स्‍पेशल विंडो का ऐलान किया है. सरकार के इस ऐलान के बाद घर खरीदना पहले के मुकाबले बेहद आसान हो जाएगा.

देश में आर्थिक सुस्‍ती का माहौल है. इसका असर रियल एस्‍टेट सेक्‍टर पर भी देखने को मिल रहा है. इस सेक्‍टर को बूस्‍ट देने के लिए वित्त मंत्री निर्मला सीतारमण ने शनिवार को कई बड़े ऐलान किए. इस दौरान उन्‍होंने बताया कि सरकार ने 10 हजार करोड़ रुपये का फंड उन अधूरे प्रोजेक्ट को देने की घोषणा की है, जिनमें 60 फीसदी काम हो चुका है.

हालांकि इसमें शर्त यह होगी वह प्रोजेक्ट नॉन परफॉर्मिंग एसेट यानी एनपीए न हो. इसके अलावा उन प्रोजेक्‍ट्स को भी यह फंड नहीं मिलेगा जिनका मामला नेशनल कंपनी लॉ ट्राइब्यूनल (एनसीएलटी) के पास पहुंच गया है. वित्त मंत्री निर्मला सीतारमण ने बताया कि इससे 3.5 लाख घरों को फायदा मिलेगा.

इसका फायदा किसे?

सरकार के इस ऐलान से दिल्ली-एनसीआर में अपने घर का इतंजार कर रहे लाखों निवेशकों को लाभ मिलने की उम्‍मीद है. दरअसल, सरकार के फंड देने की वजह से लटके हुए प्रोजेक्‍ट्स पूरे होंगे और घर खरीदारों को जल्‍द पजेशन मिल सकेगा. इसके साथ ही घर खरीदने के लिए जरूरी फंड को स्पेशल विंडो बनाया जाएगा. इस विंडो के जरिए होमबायर्स को घर लेने में आसानी होगी और आसानी से लोन लिया जा सकेगा. यही नहीं, हाउस बिल्डिंग एडवांस पर ब्याज दर कम की जाएगी. इसे 10 साल की यील्ड से जोड़ा जाएगा. इससे सरकारी कर्मचारियों द्वारा घर खरीद को बढ़ावा मिलेगा. 

निर्मला सीतारमण ने बताया कि अफोर्डेबेल हाउसिंग को बढ़ावा देने के लिए सरकार ईसीबी गाइडलाइंस में कई सुधार करेगी. बता दें कि पिछले कुछ साल के दौरान एक्सटर्नल कॉमर्शियल बोरोइंग यानि (ईसीबी) भारतीय कंपनियों के लिए फंड इकट्ठा करने का एक जरिया बन कर उभर रहे हैं. ईसीबी विंडो के तहत भारत की कंपनियां अलग-अलग इंस्ट्रूमेंट्स के जरिये कुछ खास स्थितियों में विदेश से ऋण जुटाने की योग्य हैं.
